Built-in refrigeration

Built-in refrigeration repair across St. Johns County

Built-in refrigeration is repaired around a cabinet opening, not replaced out of one. That single fact changes what is worth doing when it fails.

How this appliance actually fails

The mechanism, not the marketing

Built-in refrigeration fails as airflow far more often than as refrigerant. A warm refrigerator over a cold freezer, a compartment that will not hold temperature and a compressor that runs continuously are usually a fan, a damper, a defrost circuit or a blocked condenser — not a sealed system.

What people call us about

Symptoms we see on this appliance type

  • Refrigerator compartment drifts warm while the freezer stays cold
  • Unit runs continuously and never reaches the set temperature
  • Ice or frost builds at one corner of a door or drawer seal
  • Water pools under the crisper or in the bottom of the compartment
  • Dispenser flow has slowed to a trickle or stopped
  • Compartment smells stale even after cleaning and a filter change
  • Door or drawer no longer pulls itself in flush against the cabinet

A built-in refrigerator is not a freestanding one in a nicer box. It is sized to a framed opening, trimmed into the cabinetry, and ventilated through a grille that is part of the joinery. In most St. Johns County kitchens replacing it means replacing that joinery, which is why these machines are built to be repaired and why repair is usually cheaper even at fifteen years.

The fault families, in the order we find them

Airflow before refrigerant. A warm refrigerator compartment above a cold freezer is the most common call we take, and almost never a refrigerant problem. In a single-evaporator design a fan moves cold air between compartments through a damper; if the fan has slowed, the damper stuck, or the evaporator iced over because the defrost cycle is not clearing it, the freezer stays cold and the refrigerator does not. Dual refrigeration puts a separate system in each compartment, so the same symptom means something else entirely — one of two independent machines has failed.

Defrost. Frost that returns after you clear it, water pooling under the crisper, or a compartment that recovers for a day after the door is left open all point at the defrost circuit: heater, thermostat, or the control running them.

Doors and gaskets. A magnetic gasket takes a permanent set with age; once it has, the door seals along most of its length, leaks at one corner, and that corner ices. In coastal Ponte Vedra Beach 32082 gaskets stiffen faster than inland, and a door that no longer pulls itself flush is worth checking before the compressor is blamed.

Condensers. The most under-appreciated maintenance item in the kitchen. A condenser packed with lint or pet hair makes the compressor run longer for the same result, which shows on the electricity bill first and as a temperature complaint later. Cleaning it takes minutes and is often the entire repair.

Sealed systems. Real, and the smallest share of the work. We hold EPA Section 608 certification, which is the federal requirement for handling refrigerant, and we open a sealed system when the diagnosis actually points there — not because the symptom was vague.

Access, and why it is priced before anything else

A built-in comes out of an opening, not out of a room, and that governs the labor before a single component is named. What comes off first — trim, filler panels, a grille, sometimes the doors. Whether it rides on rails or has to be lifted, and whether those rails were fouled by a floor laid after the appliance went in. Where the weight sits, which on a column is low and at the back. What the floor is, because engineered timber, tile with a soft grout line and vinyl all mark under a point load.

Then the services behind it. Built-in refrigeration is frequently on a dedicated circuit behind the cabinetry rather than a reachable socket, so the circuit has to be identified and isolated at the panel — and there is no outlet to plug surge protection into either, which is why panel-level protection is the only kind that covers this equipment. The plumbed line to an ice maker or dispenser often has its shut-off behind the appliance that has not been moved yet, which is a real problem and the reason we ask about it on the phone.

The parts question, on anything over fifteen years old

On an older built-in the diagnosis is usually the easy half. Whether the component can still be bought is the half that decides the outcome, so we ask it before quoting rather than after.

The component is identified against the model and the serial number, read off the rating plate rather than paperwork, because manufacturers make running changes mid-production and one model can take two different parts depending on when it left the line. Availability for a discontinued model tapers rather than stopping — some components stay obtainable long after the machine is out of production, others go first — so it is checked case by case.

Where the part exists, repair is very often the cheaper answer, because replacing a built-in means replacing the joinery around it and sometimes the countertop above it. Where it has gone, we say so plainly rather than quoting a repair we cannot finish.

What a visit looks like

Flat $80 diagnostic, credited against the repair. Written estimate before any work begins. Genuine OEM parts, 90 days on labor, 365 days on parts. We work on Sub-Zero, Thermador, Viking, Miele and Bosch refrigeration as an independent company, not on behalf of any of them.

What repairs run

What does a built-in refrigeration repair cost?

The visit is $80 flat and comes off the bill. What the repair costs depends on which part failed, so these are ranges, not quotes.

Typical repair bands, parts and labor together, before the diagnostic credit
Repair Typical range
Compressor or sealed-system repair $930–$2,460
Door gasket or seal replacement $250–$640
Evaporator or condenser fan motor $250–$550
Defrost heater, thermostat or sensor $240–$610
Diagnostic visit, credited to the repair $80

Parts are itemised on the written estimate, and nothing is fitted before you have approved the figure.

Questions

What do people ask about built-in refrigeration?

Is a warm refrigerator always the sealed system?
Rarely. Built-in refrigeration fails as airflow far more often than as refrigerant: a fan, a damper, a defrost circuit or a blocked condenser. Those sit at $250–$550 and $240–$610. A genuine compressor or sealed-system repair is $930–$2,460, and it is diagnosed rather than assumed.
Why does the fresh food side go warm while the freezer stays cold?
Because the cold comes from one evaporator and gets shared between the two compartments. Anything that interrupts that share — a stalled fan, a stuck damper, ice growing across the coil — starves the upper compartment first while the freezer carries on looking healthy. The sealed system is usually fine.
Is a door seal worth replacing on its own?
Often, yes. A gasket at $250–$640 is the cheapest end of this appliance, and a seal that has gone hard makes the compressor run far longer than it should, which is what eventually costs real money. Sweating on one corner is the usual first sign.

After a built-in refrigeration call

Rated 4.4 out of 5 across 100 customer reviews. Each is one visit, described by the person who paid for it.

Filed under this appliance type, so every entry here is a visit to one.

  • The fresh food side drifted warm while the freezer held. He diagnosed a tired evaporator fan, but the part sat on backorder and the loaner arrangement never quite came together, so we lived out of a cooler far too long.

    Josiah P.2025-10-19

  • The unit was noisy and slowly losing temperature. He found the condenser blocked and a fan on its way out, cleaned and replaced. It has been fine since, but the first appointment slipped twice before anyone arrived.

    Ottilie B.2025-11-22

  • Freezer drawer was frosting over every couple of weeks. He measured the defrost circuit rather than guessing, found the terminating thermostat opening early and swapped it. Two months on there is still no build-up.
